Overview

What Reconstruction work involves.

Reconstruction is the half of restoration that makes a property liveable again. Mitigation stops the damage and dries the building; reconstruction puts back everything that came out along the way — framing, subfloor, drywall, flooring, cabinetry and finishes.

Because we did the mitigation, the scope, the drying records and the schedule all live in one place. There is no handover between a restoration firm and a builder, which is the point in the process where these jobs most often stall.

Pro tip

Choose your finishes before demolition is finished. Cabinetry and flooring lead times are what delay most rebuilds — the building work is rarely the bottleneck.

  • Project planning and scheduling
  • Permits and trade coordination
  • Structural and framing repairs
  • Roofing and exterior repairs
  • Windows and doors
  • Drywall, taping and painting
  • Flooring and cabinetry
  • Trim and finish carpentry
  • Fixtures and final fit-out
  • Final walkthrough and punch list

Our process

How the work runs.

Scope and schedule

A written scope of the rebuild, the sequence of trades, permits identified, and a schedule you can hold us to.

Structural repairs

Framing, subfloor and any structural element that came out during mitigation put back properly.

Finishes

Drywall, paint, flooring, trim and cabinetry — the stage where it starts looking like your house again.

Walkthrough

We walk the finished work with you, list anything not right, and finish the list before we call it done.

Insurance

Working with your insurer.

Reconstruction is normally part of the same claim as the mitigation that preceded it, but it is settled differently. Carriers often pay actual cash value first and release the recoverable depreciation once the work is completed and evidenced.

That makes the paperwork sequence matter. We scope the rebuild in the detail adjusters expect and document completion properly, so the depreciation holdback is released rather than becoming an argument at the end of the job.

Questions, answered

Before you call.

The things people ask us most about this service.

Why use the same company for cleanup and rebuild?

Because the handover is where restoration jobs stall. One company means the drying data, the scope and the schedule all live in one place, and there is nobody to point at when something falls between the two.

Do you handle permits and inspections?

Yes. Structural work, electrical and plumbing generally need permits and sign-off. We identify what is required at scoping and coordinate the inspections rather than leaving them with you.

How long will the rebuild take?

It depends on the scope, on permit turnaround and on material lead times — cabinetry and flooring are usually the long poles. You get a schedule at the start and an update whenever something moves.

Can I change things while you rebuild?

Often, yes — a rebuild is a natural moment to alter a layout or upgrade a finish. Anything beyond restoring what was there sits outside the claim, and we quote it separately so the boundary is clear.

Who chooses the materials?

You do, within what the claim covers. We show you what matches the original specification, and where you want something different we price the difference so you can decide with the number in front of you.

One team, start to finish.

The company that dried it rebuilds it. One scope, one schedule, one number to call when you want to know where things are.
